Salary: $110,000 annually, based on years of experience

Position Summary:

The Director of Environmental Services/Engineering is primarily responsible for keeping the community building, equipment, and grounds in clean and like-new condition. This position is also responsible for managing an effective Safety Program.

Duties and Responsibilities:

  1. Participates in the yearly business and budget planning for the Environmental Services Department. Monitor and adjust staffing levels, service contracts, utility consumption, and supply inventories to achieve budgeted costs for labor, Capital Expenditures, and controllables. Establishes and responsible to achieve environmental services quality goals.
  2. Maintains buildings, equipment, grounds and records in accordance with federal, state, and local regulations. Ensures all inspections and certificates required by regulations are completed on a timely basis.
  3. Develops daily, weekly, monthly, semi-annual, and annual cleaning and maintenance checklists for all areas within the community. Identifies whether the tasks on each checklist will be carried out by team members or third-party service providers.
  4. Develops and manages a work order system that allows team members and residents to report items that require the attention of the maintenance department. Ensure that all work orders are collected and acknowledged within 4 hours and are fully resolved within 48 hours.
  5. Schedules team members to carry out cleaning and maintenance tasks, assigns work on a daily basis, and work is completed as assigned.
  6. Ensures that projects timelines are met and communicate to those necessary any delays or issues that arise.
  7. Manages the performance of all third-party service providers that perform ongoing maintenance, repairs, and renovation/replacement projects at the community.
  8. Develops and maintains sound Infection Control and Materials Handling programs that comply with all regulatory requirements. Ensures that all relevant equipment and supplies are consistently available to effectively support the program.
  9. Creates and implements the community Safety Program. Serves on the Loss Prevention Committee in the capacity of Safety Officer. This committee is responsible for monitoring safe environmental conditions and work practices, implementing a 24 hour emergency response procedures, establishing emergency/disaster plans, conducting and evaluating results of emergency drills and training of staff on the operation of all life safety and emergency equipment and monitoring systems.
  10. Develops and implements operating policies, procedures, and emergency operation plans such as snow removal, power outages, evening/weekend/holiday emergency response/on-call, etc.
  11. Develops and carries out a comprehensive inspection program that covers every suite quarterly and all common area space monthly. Documents results of inspections and assign work as needed to correct deficiencies.
  12. Interviews, hires, trains, orients, supervises, and evaluates performance of Environmental Services personnel. Sets departmental priorities and makes job assignments. Keeps team members informed of changes that affect them.
  13. Oversees and maintains the schedules of those team members within the Environmental Services department (campus security, painters, porters and maintenance assistants).
  14. Attends training courses and participates in other professional development activities as required.

Knowledge and Skill:

  1. Must have excellent verbal skills and communication abilities.
  2. Ability to work effectively within a team based environment.
  3. Must have a thorough knowledge of general maintenance such as boilers, heating, air conditioning units, refrigeration and freezers, ice machines, electrical wiring, plumbing, painting, wallpapering, minor carpentry, lawn care, etc.
  4. Knowledge of the proper use of common cleaning, chemicals, and equipment.
  5. Demonstrates a cooperative spirit and willingness to assist team members and residents.
  6. Must possess good skills in planning, organizing, directing, and managing.
  7. Demonstrate a track record of a good sense of efficiency and delegation of work assignments.
  8. Must possess and exhibit a strong positive attitude toward customer service, have a genuine interest in geriatric care, and uphold the philosophy of the community

Qualifications:

  1. Must be able to clearly and proficiently communicate with people of all ages, while maintaining an energetic and positive attitude.
  2. Must be able to read and write English and follow verbal and written instructions.
  3. Minimum of 5 years of supervisory experience in a maintenance position
  4. Ability to work flexible hours including weekends and evenings.
  5. High school diploma or equivalent is required. College education preferred.
  6. Certification/ licenses in one or more of the following trades (plumbing, electrical, HVAC) is strongly preferred.
  7. Must be able to clearly and proficiently communicate with people of all ages, while maintaining an energetic and positive attitude.

Mental and Physical Requirements:

  1. Requires ability to stand and walk short and long distances for extended periods of time.
  2. Stoops for and bends at the knees, twisting from side to side at the waist.
  3. Must be able to lift 50 pounds to waist height and 40 lbs to shoulder height
  4. Must be able to push 200 lbs. on a cart with casters
  5. Ability to remain calm and positive in stressful situations.
